Hall County's home sales for January and February 2012, have increased by 27.4% over January and February of 2011

Supplies of Homes for Sale in Gainesville, Flowery Branch, Hall County GA are Shrinking!

In 2011, 1,665 single family houses sold in Hall County.  Today, there are 1,086 houses on the market for sale.  This equals a 7.8 month supply of houses to meet our current demand.

Let's funnel down to a couple of specifics:
1.  In 2011, 1,457 houses sold in Hall County that were listed for $300,000 or less.  Today, there are 787 houses listed for sale in Hall County for $300,000 or less.  This equals a supply of 6.5 months.

2.  In 2011, 10 houses sold in Gainesville's Longstreet Hills neighborhood.  Today, there are 4 houses listed for sale in Longstreet Hills.  This equals a 4.8 month supply.

 A healthy supply of houses on a market is said to be 7 to 8 months.  When supplies shrink, prices stabilize and then go up.  Our largest supply line, traditionally, has been new construction.  We do not expect new houses to show up any time soon.  For real estate advice and counsel use an expert.  If you would like an analysis for your area, contact us anytime.

Hall County Sells 32% More in 2011 than 2 Years Ago, Leading the Entire Region

The real estate market in Hall County continues its very strong recovery, leading the region in the number of sales gains! 18.4 % more homes were sold in Hall County in 2011 versus 2010. This very dynamic chart shows the percentage gain in the number of homes sold in 2011 versus two years ago in 2009.

Hall and Forsyth Counties are soaring above their neighbors. We are very blessed to live where we do. Things are getting better.

Reasons we love Gainesville Ga


Gainesville is home, at least for us it is. We wanted to share why we enjoy our hometown as much as we do. These are just a few of the many reasons, but of coarse we cannot include everything! 


Lake Lanier – Whether you are looking for a quiet cruise or like the action of the faster boats, Lake Lanier has it all. The south end has the action of the big boats you might see on any bigger lake, while the north end has the peaceful feel of the laidback lifestyle. You can fish, boat, picnic as well as enjoy a beautiful sunset sitting on the dock.

Small Town Feel  – In the last year Gainesville had a growth rate of 18.3% (According to the Census Bureau.) That does not mean that Gainesville is loosing the small town feel. Take the Christmas on Green Street, where all the historic houses open their doors to the community for festive treats and even Santa! Or take the Mule Camp Market, a favorite tradition where locals gather for the three-day festival that includes everything from arts and crafts, food, music, to carnival rides.

Small Business Support – According to CNN Money, Gainesville GA landed on the Best Places to Launch a Small Business. The supportive community of Gainesville had a higher growth rate then the average metro city (15% compared to 4.1%.) Gainesville ranked high on all of the statistics used to rank the metro cities.

Hall County Real Estate Still Leads Entire Region

Remember that Real Estate is local.  While national, state, or even some local news may sound challenging, people need to be plugged in to what is actually happening in your neighborhood.  We offer this valuable information to our clients and friends.  Seek out your local real estate expert.  They should offer it to you, too.

Hall County leads the nation, Georgia, and all of its county neighbors in one huge aspect of real estate recovery:  the increase in the number of homes sold year over year.  Through researching all metropolitan Atlanta counties with GAMLS and FMLS data, it is our conclusion that Hall County is the best real estate market in the entire region. 

The top 3 counties in the percentage increase in the number of homes sold in 2010 over the same time period in 2009 were:
1.                 Hall County had a 9.7% increase in 2010 sales.
2.                  Forsyth County had a 4.5% increase in 2010 sales.
3.                  Dawson County had a 3.9% increase in 2010 sales.

The top 3 counties in the percentage increase in the number of homes sold in 2011 (through September 1st) over the same time period in 2010 are:
1.                 Hall County has a 23.4% increase in 2011 sales.
2.                  Gwinnett County has a 22.4% increase in 2011 sales.
3.                  Cobb County has a 16.3% increase in 2011 sales.
