Real Estate Buying and Selling Analysis

Every year the National Association of Realtors conducts a survey of those buying and selling homes.  The last survey from 2011 has been released.

·         37% of home buyers were first-time buyers – a drop from 50% in 2010

·         The average buyer was 45 – a jump from 37 in 2010

·         64% of buyers were married – the highest since 2001

·         18% of buyers were single females – the lowest share since 2004

·         The average buyer looked at 12 houses before buying.

·         89% of buyers bought through a real estate agent – up steadily from 69% in 2001.

·         87% of buyers financed their purchase – the average financed was 89% of purchase price.

·         The average seller lived in their home for 9 years – in 2006 this number was 6 years.

·         87% of sellers had their homes listed through a real estate agent.

·         61% of sellers said they had to reduce their listing price at least once before finding a buyer.

·         39% of sellers found their real estate agent through a referral from friends or family.

·         10% of sellers sold by owner

·         The average sale by owner sold for $150,000; the average sale through an agent sold for $215,000.

If you don’t like numbers…the analysis says that the average buyer is getting older and is married; that they buy with a Realtor; through the Realtor and the internet they look at fewer houses before making a decision; and that most buyers finance their homes because 30 year money is very cheap.  The average seller lived in their home much longer before selling it; almost all sellers used a Realtor that was referred to them by a friend; and the sellers that didn’t use a Realtor lost money.
